The 5 % Study 2024 - where it still pays off to invest
For the 5% Study 2024, bulwiengesa once again analysed the potential returns (IRR) on the German property markets. The study determines the probable internal rate of return (IRR) of an investment assuming a holding period of ten years. This allows annual returns on investments to be calculated and the earnings prospects of different asset classes to be compared.
The most important results:
- Five per cent no longer seems illusory, even for core products
- Yields on residential property continue to rise
- Office markets: City categories are levelling out
- The small markets are the big losers
- A sustainable cash flow perspective is once again taking centre stage for real estate
The 5% study has been providing a compact market overview since 2015 and offers a new approach to describing property markets. It analyses the performance expectations of the most important asset classes that currently dominate the German investment market:
